Services We Provide
Our office also tracks all changes that occur with the ownership of properties. These items are first changed at the County level and then come to our department via transfer deed, quit claim deeds, etc. If you have any questions regarding ownership of a property please contact our office.
Track Property Information
Our office keeps a detailed record of the current state of a home, i.e. how many bedrooms, bathrooms, fireplaces, what is the square footage of the home, what other rooms does the home have: kitchen, dining room, living room, family, den, recreation room, play room, media room, etc. as well as the condition of these rooms. If you have any questions about a property please contact our office.
Anyone taking out a permit is placed in what we call a working file. This property will be monitored until their building project is complete. Upon completion our staff requests a viewing. The assessed value will be altered depending on the extent of the work done on the home. If you have any questions or concerns about a building project and how this may affect your taxes please contact our office.
The Assessor’s office staff tries to view as many homes that have recently sold as possible. This allows our appraisers to see the interior and exterior condition of a residence, which is key to keeping our staff in tune with the current market rates. Currently we do NOT have sales information available over the internet through the City website. You can however, go to the Waukesha County website and look under the “Register of Deeds” for sales information, or contact our office.
Setting the Assessed Value of Your Property
Our office’s main function is to place a fair and equitable assessed value on all property throughout the City. The assessment may be at varying percentages of market value depending on when a revaluation was last completed. When comparing changes in assessed value, be sure to take into consideration the percent to market value each number represents. The assessed value and the fair market value are normally only the same during a city wide revaluation year (such as 2006). On your tax bill each year you will see a calculation that takes a Department of Revenue supplied ratio and converts the current year assessment to an estimated market value.
Values are set by city appraisers whose job is to keep a close eye on the real estate market here in the City of Brookfield. They do this by viewing as many properties that are sold each year as possible as well as other research to keep them abreast of the ever changing market. If you have any questions specific to your property or any questions in general feel free to contact our office.
Surveys & Building Plans
If you’re looking for a copy of your survey our office is a good place to start. We don't have ALL of the surveys ever recorded in the City but we may have yours. We may also have your building plans! If your home is a newer home (1988 or newer) chances are we still have your building plan. We also retain remodeling plans. Again we don’t have ALL plans but if you have a need for your plans we can check our archives to see if we have yours. If you would like to find out if we have your survey or building plans please contact our office.
