Ownership Transfers

Our office also tracks all changes that occur with the ownership of properties. These items are changed at the County level and then come to our department via transfer deed, quit claim deeds, etc. within a few weeks or being recorded.

Track Property Information

Our office keeps a detailed record of the current state of a home, i.e. how many bedrooms, bathrooms, fireplaces, what is the square footage of the home, what other rooms does the home have: kitchen, dining room, living room, family, den, recreation room, play room, media room, etc. as well as the condition of these rooms.

Permit Review

Anyone taking out a permit goes into a working file. We monitor the property until the building project is complete. Upon completion, our staff requests a viewing. The assessed value updates depending on the extent of the work completed.

Sales Review

The Assessor’s office staff tries to view as many homes that have recently sold as possible. This allows our appraisers to see the interior and exterior condition of a residence, which is key to keeping our staff in tune with the current market trends. The last two full years sales will be available in January of 2023.

Setting the Assessed Value of Your Property

Our office’s main function is to place a fair and equitable assessed value on all property throughout the City. The assessment may be at varying percentages of market value depending on when a revaluation was last completed. When comparing changes in assessed value, be sure to take into consideration the percent to market value each number represents. The assessed value and the fair market value are normally only similar during a citywide revaluation year. On your tax bill each year you will see a calculation that takes a Department of Revenue supplied ratio and converts the current year assessment to an estimated market value.

City appraisers set values based on real estate market trends. They do this by viewing as many sold properties as well as other research to keep them abreast of the ever-changing market.

Surveys & Building Plans

If you are looking for a copy of your survey, our office is a good place to start. We do not have ALL of the surveys  recorded. We may also have your building plans! If your home is a newer home, (early 1980’s) chances are we still have your building plans. We also have some remodeling plans.
